Where/what should I invest $250K in?

I currently own 8 units in the KCMO metro area. I'll be doing a 1031 exchange on a duplex leaving me about $250K cash to invest in a like-kind property. My realtor is on the lookout for a MF building. What else and where else would you consider investing the money? I am not opposed to STR but I think my DTI may be too high for a conventional loan. I am hoping to source ideas from this smart group!

 I agree with Dave, you have to know where, what, and how you are going to do that 1031. I would be looking into the market in which you want to whether it is your local area or OOS. I personally find Ohio to have great markets like Columbus and Cleveland. You could defiantly 1031 one into one of these areas but you should start looking now.
