Could this be a 3 bed?

Hello all,

I am under contract on my first SFH. I am buying a 2/1 1200 sq ft. I am planning on making this a rental. The current owner does not use it as a rental.

It was not occupied when I looked at it but it was staged. It has a full size, eat in kitchen, and it was staged with 2 living room areas. Obviously one of these could potentially be a dining room, but my question is, could one of these rooms be considered a 3rd bedroom?

The current 2 bedrooms are on the second floor (finished attic area). The potential 3rd bedroom is on the ground floor.

It is a full size room with windows and a closet already. It does NOT have doors.

Not sure why it could not be a bedroom, but if it could, why wouldn't they have called it that?

Local definitions of "bedrooms" differ.  Some states have to have closets, some don't.  The sqft for a legal bedroom differs.   For this one - without a door for privacy, that is the likely reason they didn't call it a bedroom.
