Advice on area of S. Philly

For those Philly folks out there, I was curious what people thought of the 1800 block of W. Passyunk?

In my mind, the pros are its 4 blocks from subway, a straight bus trip to center city, walk-able to E. Passyunk, near Girard Estates, etc.

The possible cons are Point Breeze proximity and not "quite" close enough to Broad St.

Anyone have opinions on the long term view on this area of the city? (I am looking at a quad in that area)

I hear Brewerytown is nice ;)

Joking aside, I don't focus in that area so don't know it well, but, from what I've seen, that block is "just" outside the sweet spot right now. In a couple years it may pan out so I'd say its a bit of a gamble, I don't think the area will deteriorate/depreciate so you're safe in that regard. If you're buying for cash flow I'd say its a no-brainer, if you're buying for appreciation it's a gamble. Just my thoughts and they're worth about what you paid for them!
