Need Financing Options Ideas

Hello everyone! My wife and I has been listening to podcasts and reading books and eager to jump into real estate. I just graduated from college as an International Student and still waiting on my green card through my marriage. We are currently looking around Chattanooga and Cookeville area area for our first househack. However, this is where it gets tricky. I am not legally able to work yet therefore I have no proof of income and since I'm not from U.S. and just graduated, I haven't had time to build any credit and my wife does not have any as well. But, one good card that we have is my wife's parents are willing to co-sign. We are currently viewing some duplex and single family home in Chattanooga area and it seems like our best option is going to be a single family residence. I talked to 2 lenders and it seems like it's going to be a challenging one for the loan. I'm currently working on getting some cash for down payment. I'm just wondering if anyone was ever in the same situation and what did you do to make it through. I know there must be a way. Perhaps it is better for me to wait until I can get a W-2 and build my credit. What are your suggestions? Thank you in advance.

Hey man! My wife and I did the K-1 fiancé visa process back in 2011. While, not the same as your situation, your description really does take me back ha ha. Best of luck on the work authorization process. You will get there. 💪💪

One thing you really need is a very creative lender. I’ll DM you the guy I use here in Chattanooga. If he can’t do it, he should at least be able to give you some steps to do to get where you can qualify.

In my experience, many lenders simply do one kind of loan every time, and if you don’t fit that one type of loan, they can get stuck.
