New investor starting out with buy and hold.

How important is it to write a business plan? Especially if you are an individual investor? Is it critical to narrow ones focus to one market or if just starting is it best to go where the best deals are? I guess the follow up would be is best to build a team especially for a remote investor or would you find a good property then build the team after you have a property?
