Hi BP!

A friend in retirement in their 70s is considering selling their house in Houston, TX to upgrade to a home perhaps 80% higher price point than their current property.  Their funding would be: A regularly received financial gift from a nonprofit at which they volunteer + cash from the sale of current home + savings. What would you recommend are their best financing options?
