Should I sell my SFH rental

Purchases 12/2020 for 62k

Balance 48k

Rent @ 1050 with new lease signed and starting 7/1

Approx value 115-125k

Roof will need replaced in next 2 years.

I feel like this is a sell.

However, the amount I will have after the sale will not really be enough to get into another property.

Any advice is appreciated.
