How to get creative in these situations?

My initial thought was to stay away. Then someone told me don't pass on it. I keep seeing motivated seller opportunities in my local area. The problem is I see very little comp activity in that area. Is there a way I can get creative and create a deal in these situations? The property itself looks like it has potential. It is the area it is located in is not showing a lot of buying activity is what seems to be the problem.

I am not sure about Alabama, but I know even Florida's inventory has slowed. People are staying put and not selling as rapidly as they once did. I know everyone says to focus on areas that are "hot" with movement, but if you know the area very, very well and you feel like there are buyers out there in the area or renters to fill the space, then if you get a great deal and have the capacity to do it, I say go for it. See if area realtors are seeing buyers that are looking to buy. The slow activity might be for a lack of inventory as opposed to lack of demand. You know your area better than the folks on here.
