Cash to close on 2nd property

I'm wanting to purchase my second investment property and my loan guy said cash to close would be about $72k on a $295k single family home. I was expecting to pay 10% down and some closing costs but not $72k. Any suggestions how I can get this deal done without having to pay so much up front?
