not sure what to do

I have a chance to buy 5 houses that are all already rented. Three of them have been in the houses for going on four years.The price is pretty good and the annual income is right at 30,000.The houses are in good shape my problem is I am new at this and not really set up for having rentals yet.But its just hard to pass it up so any advice would be great. Thanks
