does not matter if you talk to an attorney or not.. U get sued or criminal charges the fact that you had an attorney is moot. And I suspect most competent attorneys would advise you to let the other party know that they MUST consult their own attorney and get it blessed.. that's how I have handle elderly sellers.. I make then consult their OWN attorney.. Once they consult their OWN attorney and that attorney blesses the transaction your basically off the hook for any liability.
