Need to add real estate portfolio

I currently own a duplex. I live in one side and rent the other side. I wanted to buy either a single family home or another duplex but I am not qualified for a mortgage because of my debt ratio. I make 35k from my W2 job. I have on other debt besides the duplex that I owe 150k. Any suggestions on what to do to get another property?
