Selling Landlocked Acres

I have someone interested in selling some of the land where he lives. He's on about 6 acres and would like to sell 2 or 3. The problem is it's land locked. I had an idea to try and sell to some of the homeowners that back up to the property but I anticipate there may be an issue with HOA for those homes. Any creative ideas? Below is a picture.

Can't he just let them access the sold-off lot by driving along the edge of his property - and so create an easement?
