Seeking Advice on Residential Deals in Northern VA/Northern MD

Hello,

I'm on the lookout for a residential deal in Northern VA or Northern MD, preferably distressed or foreclosed properties, as I plan to build my own house. This is my first attempt at finding such a deal, and I'm considering a price range of $300K-$500K. I'm unsure if this is feasible for the area, given its relatively high cost. Before committing to anything, I want to gather insights and experiences from those who have ventured into a similar project.
