Should I buy this property in Lynchburg VA?

Hi all,

I'm reviewing a deal that appears promising (first time investor here). The property is in Lynchburg, VA close to downtown. It is old (built in 1900s) and the average monthly rent is approx $1600 for a property like this based on google search (1600 sf 3 bed 2 bath). Asking price is $100K and running the numbers the CoC seems to indicate 35% but not sure if there are any factors I'm overlooking (rehab cost is a big factor here I think as it needs a bit of work).
