I would like to buy a house then "house hack" it....any advice...

Hello....The market in DC is awful and expensive..So I did ask a private investor if he could go with me on a SFH deal priced at....1.2 mill. It s totally renovated, has independent basement suite and 3BR up. Anyone will have a suggestion as to a calculator or some way to gauge if this is going to be within my reach?
