Hard money refinance

Hi BP,

I was wondering if anyone could help me with what they parameters would be around a cash out refi from a hard money loan, or a term and rate refi.

I have read 70-75 ltv, and have also read you must hold the property for 6 months to 12 months, answers vary.

Any help is appreciated!
