 NO, However I do know some that offer seller finance deals , happy to recommend. However, you will still need about 40kish 

 Thanks for the offer I'm looking for a lower threshold for entry at this point but I will keep you in mind for future deals. 

 AS most are aware I am very direct. If you do not have 30- 40k you are not getting anything.

Find deals, flip the contract , earn , save then go on your own,
