contract question: rental guarantee

from either a buyer's or seller's perspective, has anyone ever seen clauses that guarantee a seller has a new tenant lease signed prior to closing? This is a flipped property (vacant) in a college town and college signing for 2014-15 school year is now. By the time closing occurs, significant % of renter demand has already booked.
