Have a 1031 Exchange Funds I need to Deploy

Sold a property last week and closing the end of May.  Property needs to be at least $475K, looking up to $1M.  Im indifferent to the number of units as long as the numbers make sense.  My current portfolio is in the Twins Cities and Duluth, MN however Im open to other locations as long as it comes with a strong property management referral that I can connect with.
