Cash out rate predictions?

I have a 4 unit that just hit 1 year of seasoning since purchase. $155k mortgage and value $290k. I bought it $135k and put $40k in so should be a nice brrr :) Rates are awful right now though so probably going to wait 3-6 months as its on an interest only currently and bank said fine holding note until I want to refi. Chance we are back to cashouts sub 7s by 3 month point, 6 month point? Curious how quick rates will likely fall on mortgages once fed does start a cut?

Fed just announced they're NOT cutting rates anytime soon (I was predicting this). In my opinion, given the uncertainty of our government and stubbornness of inflation waiting around is not your best course of action.

I'd cash-out asap and get that money into a CD generating a boring 5.5%. If they cut rates those CDs and HY savings returns will drop.
