Trying to start cold calling for off market deals - what website to should I use?

Currently my only marketing channel is mls through a real estate agent

My goal by the end of next week is to figure out which websites to pull lists from and start to build a list of potential properties to analyze.

If I am trying to buy a 4 plex off market by the end of April 2025

What website should I pull my first list off of? Propstream, loopnet? Others?

keeping in mind that I want to get into commercial multifamily in year 2 (100 plus units) …

Hi @Mitul Gandhi - In my opinion, it's less about which list you use and more about the consistency and persistency you have calling the list.

I remember I just heard a quote "The best list is the list you use, over and over and over again!"

If you are just looking for an off market deal you may be better of connecting with some Chicago wholesalers.  I have a list that I'd be happy to share.

Also, some of the best deals come off the MLS so I wouldnt discount finding a deal there. I would just look at deals other people aren't looking at aka expired listings, 100+ on market, etc.
