I see a lot of posts on BP about consulting, referring leads off to try to collect fees from agents when the parties are unlicensed.

Every place I know it is against the law. I can't speak on other states but this great article from our GREC ( Georgia Real Estate Commission ) spells It out very clearly for Georgia.

my post was not directed at Jay. However, it's not his first post suggesting through obvious implications that one can toss ethics to the wind, that ever deal is like an all out war and take no prisoners like attitudes. I also didn't say he was unethical, but questioned the motivation of posting such attitudes.

And, if I were a moderator here, I'd delete the political basis of Bryan's post as well, if he wants to voice his minority political opinions that needs to go the Off Topic forum, IMO.

However, while Bryan is no constitutional scholar, I agree that we have many laws that shouldn't be on the books. I'd say there are many, if not most, have a basis of special interests and are formed and presented as being for the good of the public. Look at all the things you can't do, if you think there isn't a golden lining in the SAFE Act and Dodd-Frank for example, read it again.

But, as long as we live in a society, a capitalistic society there will be rules, regulations and laws. I'd like to ask who the he77 does someone thing they are to think they have some unique right to select what laws they may follow based on their personal views of politics or what's right or wrong. Can you imagine if everyone took the same views and went on their way? Pack your .45 in your holster and we'd have the wild west all over again. There are simple minds out there that fantasize such a world, need a good laugh just check out some survivalist sites.

LOL, I'm not sure if we're having a full moon or a total eclipse of society's expectations. If you can't conduct yourself within the reasonable expectations or your group or industry or society perhaps it would be best to remove yourself from those constraints. The inability to conform is almost getting to the definition of crazy. :)
