When looking at a SFR that has a converted garage, basement or attic, check if permits were issued and inspections performed. I have seen a lot of illegal mods lately. One tipoff is when the listing and property tax records don't match.

Buying such a house could involve nothing more than a quick conversation with the local authorities, or it could involve tearing it out totally. Either one can be fine as long as you know what you are getting into. And in fact it can give you great negotiating leverage with a seller.
