Inventory in Houston is up 15% year-over-year, and nearly 1 in 3 listings has had a price cut. Market data is saying that sellers are getting more flexible and deals are out there, but I know closing is just the start in terms of investment strategy/ROI considerations like holding costs, etc.

With homes sitting longer and buyer demand slowing, how is everyone adjusting their expectations on days on market, rent-up timelines, and/or holding costs?
