Lead Generation / New investor

I am an investor in Western New York. I invest in multi family value add, and am looking at getting in fix & flips and industrial value adds in western New York. 

I go to school in Massachusetts and also would be interested in investing in fix & flips too. I have some savy ways of finding leads - all self generated off market and through the internet/ data basses. I wanted some advice from anyone in the real estate community on how to generate leads for value add/off market properties. Or how to invest with little money down leveraging partners. Thanks to anyone who could help.
