Seeking Off-Market Sale Advice for MA Rental (3.5K Rent, 1K Profit, Strong Tenants)

Hello,

I own a SFH 2Bed/2Bath rental in Massachusetts that currently brings in about $3,500/month gross and nets roughly $1,000/month after expenses. My tenant are never late, low maintenance and their lease runs through the end of October.

I’m exploring an off-market sale to free up capital for my partner’s bagel shop retrofit and would prefer handing it off to another investor without displacing our tenants. Before time runs out, I’m looking for guidance on what channels you utilize to quietly reach cash-flow investors in MA/New England? I know conceptually these deals happen, but I am still new to real estate investing and don't have this network myself

    Any advice, examples of deals you’ve done, or referrals to investors actively buying turnkey residential rentals in New England would be hugely appreciated. And if you’re interested in a hands-off cash-flow property with strong tenants in place, I’d love to connect.
