So, I'm back and under contract with a remote property. I tried to stay away, but I'm fully addicted to acquiring and setting these deals up.

During my brief hiatus, I started a side gig that will fuel these acquisitions to likely 4 minimum a year.

I finished reading Long Distance RE Investing by David Greene and I'm gonna try the techniques described in the book on this property.  If I pull this off, the sky is the limit.

The deal is a SFH about 2 hours from my house. PP is $162k. Rent is $1800. I'm gonna try this deal HELOC style and then cash out refinance on the back end. I did factor in property management for this deal.

Inspection is tomorrow and we head down to see it in person for the first time on Thursday.

I'll keep you all in the loop on how this plays out.
