Maryland RE Agent Disclaimer??

As a licensed RE agent in Maryland, in reaching out to motivated seller's, do you know what type of disclaimer (if any at all is necessary) is needed in your marketing pieces?

or does a simple "not looking to list" suffices?

I suggest you discuss it with your broker.

When I was an agent I had a contract clause that said I was

  • a licensed real estate agent
  • associated with XYZ brokerage
  • was not acting as an agent in this transaction
  • was not representing XYZ brokerage
  • I would receive no commission in this transaction.

My broker was happy with that.

Regarding marketing, I don't know if it is requeired or not. I would disclose verbally the first time I spoke with a seller.
