Looking for Feedback Thoughts on Holland Ave Property in Birmingham?

Hi all,
I came across a listing in Birmingham (5417 Holland Ave) and wanted to get some honest feedback from the group. Here’s the Zillow link for all the details and photos.

Has anyone owned or managed properties in this area? What’s the biggest thing to watch out for roof issues, neighborhood concerns, or something else? Would appreciate any thoughts on pricing, rental potential, or red flags. Thanks for sharing your experience.

@Vladimir Pand This is a primarily rental area with about 30% tenant occupied. 

It would be a good cash flow property, but don't hang your hat on any real appreciation. You might sell it in 5 years for what you bought it for. Look for the big ticket items (HVAC, roof, electrical, plumbing/sewer, or septic). Not a significant issue on floodplains in the area.
