This One Thing I Tell Every Buyer (That Also Makes Sellers Nervous)

I’ve been telling my buyer clients something lately that always gets an eyebrow raise:

 “We don’t just look at the house — we look at the exit.”

Why? Because the deal isn’t just about buying right… it’s about positioning yourself to sell right, whether it’s 2 years or 10 years from now.

The buyers I work with are looking at:
 Neighborhood turnover trends
 Price-per-square-foot growth vs. tax assessments
 Future buyer pool demand (which most agents never mention)

Meanwhile, the sellers watching this strategy get used are realizing:
 Their house isn’t as “market-proof” as they thought.
 But small tweaks could change that.

I’m seeing interesting stuff in today’s market — things that benefit both sides if they play it smart.

Just wondering: Are any of you running these types of numbers before making a move? Or do you mostly go with gut and comps?
