Purchasing coop in Brooklyn NY

I am interested in buying a coop and renting it for profit. Have never done that so i was wondering what i shoukd take i to consideration before purchasing a coop. Most coops allow renting only after a year or two thats not a problem i can renovate the place u till then.  But what else i should take i to consideration before purchasing..
