Newbie Investor needs help with off market deal!!

Hello BP! I'm fairly new to the world of real estate/rehabbing/investing but I just stumbled across an off the market deal in the DMV area that I would like to close on quickly. What are my next steps in the process? Should I contact a title company? Get a realtor involved? Or real estate lawyer to put a contract together? I have only dealt with deals on the MLS so this is new and very exciting to me.
