Operating Agreement for 50/50 Partnership

I am about to purchase a small multi-family property (3 units) with a partner. This will be a 50/50 partnership. Where can I find a mock operating agreement for a 50/50 partnership LLC? Or, does anyone have advice on obtaining one? Should I get an attorney to draft one, or is this unneccesary?
