In Search of Small Multifamily Rental - Duplex, Triplex, Fourplex

I am looking to buy a small multifamily rental property - duplex, triplex, fourplex, small mobile home park, etc. 

I am open to several different communities around Eugene but I'd prefer for it to not be in the Eugene city limits unless it's on campus. In that case I would be open to taking a look at it. I am also open to the Albany, Corvallis, Lebanon, Sweet Home area. 

Just as most investors, I would prefer a seller finance situation as it is a win for both the seller and the buyer and eliminates a lot of hoops.
