In an effort to learn...

Today I was walking my dog in the neighborhood and noticed an empty house--I have no idea how long it has been empty and I don't know why I didn't notice before--maybe someone just moved out.

I looked it up and saw that it was purchased a little over a year ago for $180,000. Currently the neighbor hood is selling for around $300,000. House was built in 1964 (probably by the same builder who built the one I am in.) The roof looks like it might need some work, but that could have been an illusion from the pine needles. The owner lives just a few blocks away in a very nice looking home with a view (gotta love G Maps.)

House stats:

SFH 3/2 with fireplace

1080 sq ft lot size 6100

carport

taxes $2366

Comparable rentals @$1200-1500

How would you approach this? Is there a creative financing offer I could work up? I am mostly just trying to understand what others would do here, I am not in a position to move on anything yet.
