Buying NPN,,Need help in to guaranty that the Homowner is out 30 Days

I need to give him 5k for his QC which he is using the funds to establish a new resident.. I have the Asset sold on the condition he has no tenant or having to start a conviction . The Note is being sold to be sold  me along wirth the QC.Yet I kneed his QC which Im paying 5k for to record the deed.Can I do a cash for keys,and than give him a 29 DaY Lease to remove his property and then a no Trespass  Thanks Chuck
