Will I qualify as a first time buyer?

I have never owner occupied. I have only rented. I am going to purchase a personal residence within the next several months. I do have 2 SFR on a single mortgage through a portfolio lender. Oddly enough he never even ran my credit on the loan. Will I still qualify for traditional low DP owner occupant mortgages or no?

@Ryan Dossey  I was a loan officer for 15 years. There is nothing you have said that makes me think you wont have a great chance doing a owner occupied loan with a low down payment program.

They will look at your income and debt and credit just like anyone else.

The portfolio lender likely ISNT reporting it on your credit report unless they have around 600 loans out it is hard to get them on the credit report. 

BUT that debt will still show up as a tax deduction on your schedule E. So you should tell the lender about it upfront. Good luck, let us know how you do.
