Buy and Hold in Calumet City- South of Chicago

Hi everyone, 

I've been getting very familiar with Calumet City and Dolton. I was wondering if anyone knew what's the vacancy rate in these neighborhoods. Is there a good demand for renting properties in those areas? 

Properties around there are pretty cheap and cash flow looks  great. Any thoughts?
