JP Morgan Chase Negotiation

Hello BP Forum,

I'm a realtor with Keller Williams SVSI & I'm currently helping a client negotiate a deal that's a bank owned property listed on the MLS...the bank is JP Morgan Chase.

The asset manager has asked for highest and best. I'm just curious if anyone has noticed a specific way of using a quick closing to improve their chances of the offer getting accepted with this bank? 

What do you think of  something like "Buyer to close within 5 business days of mutual acceptance"?

Most banks will have a 30 day closing, as all the title searches can't typically be done in 5 days anyway.
