ROI on installing new floors to sell a relatively new townhouse

I have a six year old townhouse in Santa Clara, CA that I am considering to sell.  Prices in the area have increased a lot in the area (100% increase over the past 6 years) and I am sure that I could sell the home very easily.  However my agent has asked me to prep the home for sale. 

I am wondering what the ROI would be on replacing the 6 yr old carpet (some wear from tenants and a very basic carpet) throughout the house with engineered hardwood on levels 1 & 2 and replacing carpet on level 3. However I would be curious to see what everyone's thoughts are on replacing the floors. Its a hot real estate market so I know either way it will sell, but can I expect to get most of my investment back by doing this update?
