appraisal in bad neighborhood

I have properties (4plex, two duplex and sfhs) in a not so great neighborhood that cash flow well and looking to refinance and take out equity. I am wondering how are properties in areas of high foreclosures and cheaply sold homes that need work appraised? Mine are comfortable livable properties that I put some work into. Will these effect apprsaisal?
