contract wording with seller paid repairs

we have our eye on a place and are told that the foundation needs repair.  the seller is willing to pay for, fix it, and line it up to convene with the close of escrow.  we are not using a buyers agent.  can someone give me a quick link or let me know the best wording to use having to do with stipulations of said repairs being made, and upon satisfactory completion buyer will...ya-da  ya-da  ya-da
