Judgment deed and quitclaim deeds

I'm looking at 4 vacant lots in az. When checking the titles I found one of the parcels had a judgment deed and the other 3 have quitclaim deeds. What are the repercussions for me the potential buyer? Can I have the seller deed me the properties on a warranty deed? Assuming he's willing to take on that responsibility. These are small dollar amounts so there won't be any title insurance. If he only will sell the properties on quitclaim what does that really mean for me? My intention is to resell the property. Normally I would use a warranty deed on the resale. Any thoughts and feedback would be appreciated. Thank you.
