mold and tree roots

Found a property I like, it's a tri-plex and the basement is covered with mold from the outside ground level to the floor of the unit, also there is a huge tree in the back yard and the roots are all over the back yard ,no grass I suppose because of the roots and all the gutters are filled with stuff from the tree(s) 3 bedrooms upstairs and 2 in the basement nice size bedrooms too, question is Is this an up-hill battle ending in defeat or can this property be saved???? all around the house it looks as though if need to be sealed to keep the water out.

I would be a little cautious about mold because there are toxic strains. Some people from the podcasts have no problem with it. There are remediation companies who specialize in mold, so in that sense it would just be another thing to fix like paint or a new roof. I would call around to mold-removal specialists and try to get a ballpark (or a free quote) of what kind of money they charge and then work that into the offer. 

As far as the tree, it depends on how close it is to the house and what kind of soil you have. If the roots carve up the backyard and you know the soil is dense, that could be an issue. Another thing to work into the offer. 

So when you come up with a number and it's, say, $22k under market for fixing the mold, sealing leaks, and removing the tree, I would decide if you are willing to eat that cost or have the buyer eat it. And if the buyer doesn't want to eat it, are you ok with walking away? No property is perfect but you have to make it worth your available time and money.

Mold in the house or outside? Is it mold on the inside or mold/mildew on the outside?  they are different issues.    If your gutters are all blocked up that is part of the issue. Exterior cleaning and gutter repair could solve it. Check also for interior water damage with gutters that are that bad.   Include estimates for this and tree removal if that is what you choose to do. Trees do keep houses cooler and you might consider if grass is the only issue if you just want to price cutting it back vs cutting it down.
