Investing in California. Where?

Everyone talks about successfully investing in California for appreciation. I live in the Bay Area and can not afford the homes around here. I may be able to buy them and rent it but would not be willing to pay the loss every month while I wait for the appreciation. So my question is what areas in California would I be able to break even every month or close to it and eventually cash in on the appreciation? And what kind of numbers would we be talking about?
