Talk me out of this!

Hello all

I have a scenario to run by you and I know what most will say but I just want it to make sense as to why I would pass when my trigger finger keeps wanting to pull the trigger :)

Portfolio of rentals for sale, 14 Duplex units and 1 Single Family in Timbuk (names have been changed to protect the innocent) yes they aren't in the greatest area which isn't good I know but they have all been upgraded new roofs etc. 90% occupied at moment asking 580k for all. Rents are 450 per month each unit and Single is 650. Even though there would be lots of headaches it just seems like a lot of cash to make it worthwhile...

Thoughts?

Thanks in advance

Mike
