Orange County, CA 2 unit property in foreclosure

Hello, I got in contact with an owner that was selling his property because of foreclosure. He is 35,200 behind in payments. Loan amount per month is $4336. Renters are paying 4100 per month combined, only behind because one tenant is working for owner. It's a 623k loan. Very minimal repairs. If anyone was interested in this please let me know
