Sure, at that price to rent ratio I would just work out what your vacancy and risk is for the area. Possibly make sure repairs are only $6K. You may also consider it's market value. It may be better to flip it if the market supports a $75-85K sale price.
The only thing I could see for repairs is a few holes in wall,paint and refinish wood floors,couple doors and door knobs.I could do most labor myself.
