Seller just wants out, NOW

Seller wants out, she's planning to move and allowing NO time to work anything out. She's willing to walk away and leave equity in property. 2 months behind on mortgage. I was thinking cash to her and quit claim as an option. Any suggestions?

Cash in full? Satisfaction of mortgage? Then what? Flip? Rental? Remember, it is EASY to sign your name going in but not always easy getting out. That is often true of any large purchase, business partnerships, etc. I ALWAYS go through a title company for a clean marketable title. This will protect you against unknown liens, etc.
